S.O.S: Advise on a 300D for sell, perfect engine but with a litle bit of rust (please answer soon)

I know that the w123 are very good cars, if they are maintanied properly. <br>
A relative of mine bought a few weeks ago a 300D from 1979, with 150000 Km(at least that's what the odometer says). Now my relative changed his mind and bought another car. He sells the Mercedes for a very interesting price. The only thing that discourages me is that the car presents in the floor a litle bit of rust, it is a small hole (you could pass one finger through it)and a bit of water comes into the car somewhere through the sunroof. A mechanic that I can trust in, told me that if there were a bit of rust, It was not so good buy, because it would improve with time, even if it was repared with time it would appear in another place. Although the engine seems to be in very good condition may be the presence of rust is a bad sign. This is why I send this S.O.S asking for advice. As the car is for sell and anyone could buy it, I would be very appreciated if anyone could answer soon, before the car is sold.<br>
