real estate prices are booming across most of the south-

is it happening where you are? can it last? is it time to sell?

Banks are still holding to the inventory of foreclosed homes. They are going to trickle or flood them into the market based on how they want to control the trend.
Did you noticed how rents are going up? The squeeze has begun!

apartments are going up everywhere here and there is a group of RE gurus advising people to rent-

I think high foreclosure inventory is in pockets... so it's still a wet blanket for some markets and not others

We are thinking about selling to downsize, not to capitalize

I've been thinking about that on and off for 5 years-

Some realtors know I would bite if the right property showed up

but i'm picky about land :) not so much about the house.

I purchase my home in 1995 for $276000.

I live in Edmonton alberta Canada. Yes the City is as great as the name is exciting.

Same house today is $675,000-$700000.

That bubble has been blown by the crack pipe.

...and paying rent will make you the most humble from the most egotistic.

It so skewed that you see Ferraris on the driveway of homes that are 900 sq. feet and mundane.

We are looking at a packaged archtectural home
Small 1000 sq ft
Seperate 3 car garage with extra space for a greenhouse
Pre-pkg pnl bldg with a lot of glass
Mountain lot 1 acre
For 150k all in ( my home is free and clear worth 3 times that easy)
I can do all the design and permitting myself
I would do the PM and act as the GC
I know a lot of subs: site, elec, etc

We only plan on spending 6 mos per year in it
My concern is too specialized = hard to sell

home ownership, at least in California is more of investment than necessity.
My house in last years made more money than I did.
Side story is that developers are cutting the ribbon on small stirpes to maximize the profit.
There is big dispute in my area where $1.5 mils buys you a house with view of your neighbour bedroom. Can't find better picture, but the foundation setbacks on this one will give you an idea.

The market's on fire! Building's going off the charts - Going up, up, UP!

We're in a perfect catalyst for A LOT more to come in upward pricing pressure.

The median price of a new home in America is @ $297,300. Up 8.3% YOY (Year Over Year)

Buy the lot
Get all plans/permits/contracts in place
Get site work done inc utilities
Sell our home
buy a airstream and live in it on the lot while we build
We want the airstream anyways to travel

I just have to get motivated lol

Now you are talking. I bought Airstream from my neighbour. Regardless 45 years of age, I was 2nd owner.
Bought it for $700, clean up, polish, slap some marble on the floor and sold for $8300 couple years later.

We would buy used/vintage and refurbish ourselfs
We are currently looking
But I can't find one for 700 bucks lol

I can get an oem hitch for my C63 from Germany

I was trying to buy 2500kg rated hitch for our E class from Poland.
Plenty of them, including those with electric motor that with push of a button will hid the hitch behind the bumper, but no seller wanted to deal with shipping it to US.

The one I want is manual
Requires no visable alterations
But when the drop is remove you can't tell a difference
