If I bought some dope 20's, I assume that will mean I will need new tires too.

Also, I am leasing so I would have to store the stock ones somewhere to swap them back out in 3 years?

I don't know if I'd trust that! You're pretty much making the sidewall part of the running tread when you go from tires for 17" to 20".

Since it's a lease I'm pretty sure you'll need to return it in the same condition as when you left the lot, so keep the original wheels.

That's a lot of money to spend for just a lease unless you plan to re-use them.
