Custom Built Home
The one-of-a-kind Contemporary
was constructed in 1972 with total orientation towards the view.
With the exception of one of the bedrooms and the playroom, each and every room has a view of the Hudson.
Due to the Southern orientation and expansive use of glass, the house benefits greatly from solar heat to keep it warm in the winter.
To stay cool in the Summer, every sliding door and window has custom shades, which is aided by cool breezes due to its high, exposed location above the river.
The brand new, super efficient oil/hot water heating system has eight heating zones to allow for total comfort. The house has three separate central A/C systems with electronic thermostats, which can be controlled via phone or Internet.
The white stucco exterior walls and brand new red roof enhance the long stretched look of the house as you approach on the circular driveway.
A two car garage on the left side, perfectly blending into the style of the house, is connected to the kitchen by a covered breezeway with a large skylight. The surprising secret of the garage is the custom-built interior to house a hydraulic lift, which allows a third car inside.
Also a large storage attic has been gained with this installation.

Before we go inside, you want to go out onto the enormous deck
(1,200 s/f) on the Southern side of the house. The entire deck has been redone (approx. $40,000), with all new lumber, the joists spaced at 12”, and beautiful, maintenance-free Timbertec planking.
To take full command of the view, custom aluminum and glass railing was brought in from Canada, which gives the deck a clean, contemporary flair.
The deck is connected by new Marvin sliding doors to the kitchen, the dining room, the living room and the master bedroom, which has its own private elevated area of the deck.

MAIN LEVEL (2,660 s/f)
The Main Entrance opens to a large ceramic tiled entrance hall
where you immediately notice the elaborate use of stone and oak woodwork.
A stairway, built into the back of the fireplace, leads to the upper level.
A custom wet bar is to the left as well as a brand new marble tiled powder room.

The Living Room (18x22’) with cathedral ceiling has a 16' x 16' window wall facing the river and an enormous stone fireplace.
Two large sliding doors connect the living room to the deck.

The Kitchen (12x16’) has a side entrance from the garage and breezeway. Large windows over the sink and on the opposite side, plus a sliding door to the deck, make this a very bright, inviting space.
The layout includes a breakfast area with a large picture window framing the view for miles down the river. The custom oak cabinets and large counter tops blend nicely with the rustic look of the wood ceilings in the adjacent entrance hallway and dining room. Numerous cabinets and a large pantry allow for plenty of storage.

The Bedroom Wing is on the opposite end of the house, with the master suite raised another 2 steps to allow for an even better view of the river.

The Master Bedroom (14x16’) has cathedral ceiling, a large window
overlooking the river and a sliding door to its private raised deck,
leading to the main deck.

The Master Bathroom (8x14’) has four skylights (two with remote openers and rain sensors), floor heat, double sinks, a custom glass shower and a large sunken whirlpool tub. A very large bay-window commands a stunning river view while you are soaking in the tub.
Custom cabinets provide lots of storage.

The 2nd Bedroom (12x16’) has a sliding door to a private balcony overlooking the river.

The large 3rd Bedroom (11x18’) has a bay window towards the side of the house and a walk-in closet.

Hall Bath (8x8’) completely remodeled, has a tub and beautiful frame-less glass shower.

UPPER LEVEL (550s/f)
A Large Studio/Loft is reached via stairs opposite the main entrance. It has a sliding door to its own balcony. Again the room is oriented for a panoramic view of the river.

Both are heated with Propane (500 gal underground tank). All pool and whirlpool functions are controlled by an electronic control module located inside the house.
