Protect yourself from bad contractors by purchasing the materials they require yourself from the contractor's list. The reason: materials unpaid for by the contractor can lead to a lien on your property. Reason #2. Contractor overorders materials that you pay him for and then he returns the excess for a refund you never see.

Spoken like someone who got screwed with no lube unless you yourself is a contractor that does this shit.

As a real estate investor, I have used a number of contractors. But I have avoided problems by listening to folks more experienced than me. Good management does not solve problems, it prevents them in the first place. Try it.
