I got irritated today so I called my Realtor and he aimed me to a house that is actually a closer match in some ways. It is in a well established subdivision where the average house is about $600K. This is one of the smaller houses in the area so it doesn't have the "pop" of the ones around it.

I have a big caveat that wifie needs to be fairly close to her parents house [they are nearing 80] and her mom has Autonomic Dysfunction which is a progressive degeneration of the involuntary nervous system [breathing, heart beats, blinking, feeling]. We want to stay within about 20 minutes MAX.

The Realtor pointed us to a family that bought a new house 8 months ago and had their old house on the market. It went off listing 2 weeks ago and he is now selling it "by owner". The house is literally 1/3 mile from wifie's parents house. He is also really motivated to sell and this one has been fully vetted. I talked to two agents who are friends this evening who have shown the house and they say the only reason it has not sold is it is "too small" for big familys at 3200sqft and doesn't show well in the neighborhood next to 15 showcase homes that are $300K more.

It does not have the needed garage BUT has .6 acres so there is room for a 6 car large garage to be added quickly. And there is padding in the price to make the garage addition fit the deal.

Better to buy a house that is $300k less than the neighbors than one that is $300k more... I can't imagine a house in that price-range not having a garage, but that might partially account for the price difference. Perhaps for that $300k you could not only add a nice garage, but bring the home up to comparable neighborhood specifications?

I didn't say it did not HAVE a garage, just not the NEEDED garage. It has a nice 2 car garage. As my little sig says, I need a bit more. The two places that I am going to dig into this afternoon at 5-8 both have room to put in a 4-6 car additional garage.
