Depends on how well you want the job done.

Around here, $15K +/- 5K is the norm for 2000sqft house.

Also, the quote depends on complexity of the volume, surfaces to be painted - easier to paint a box with four sides than a complex one with dormer side, inside/outside/reentrant corners, multiple gables, bay windows, you name it.

I'm actually surprised that the quotes are so low.

To really have it done right:
1. Prepare the surface - powerwash, rinse, then scrape and sand the surfaces to be painted.
2. Primer is the key - for exterior, use oil-based primer.
3. Use the best paint available - can't go wrong with Benjamin Moore's Mooreguard line of products.

a good painter will replace cracked or rotted siding, recaulk the edges, and will remove gutters to paint the eaves.

A good paint job is worth every $$$.

Yes, the Mexican guy is going to do it. He was really surprised when I said "Buenos Dias" to him.

$45K? I'd rather live on the beach which is just four blocks away.
If it's a typical Richmond/Sunset District or Henry Doelger dwelling, then you'll only have to have the front and rear painted!!!

It'd be a good idea if the guy is bonded and insured, has good recommendations, and has a good timeline to complete the work

Buy the paint, oversee the workers from the you know where corner and do it yourself so to speak. Get rid of the lazy ones after the first day and replace as needed. Put in the effort and save the $.

good point - have the painter show you a copy of valid certificate of insurance and operating license from any governing body (city, town, county, state, etc) prior to commencing work. A good contractor or painter is always up front about those matters.

...or threaten to deport their asses. Wearing a jacket that says "ICE" in huge letters on the back should be an effective motivator.

If they do shoddy work, tell them "tu chupas". Say it over and over, like it's the only words you know, and say it with confidence and conviction. Neat little trick you learn when dealing with illegals.
