You can't even get that here in Michigan.

IMO, the prime flipping location may have to be in Texas. The houses there are dirt cheap, but if you can fix it up nicely, you can sell it for a lot. I've spoken to a realtor friend in TX, and the housing market there hasn't slowed down much.

There's not much opportunity to flip here anymore nor is it desirable. The real money is in developing. A crappy tear down ranch goes for mid $300k up to 400k for a lot that you can aquire a variance to split.

You might be able to buy an REALLY SMALL emtpy lot, out in the middle of no where around here for that.

Seriously though. Kentucky is beautiful, especially when driving through Illinois, easily the ugliest, flattest state in the union. What area would you suggest clk man? I've really only spent time around Churchill Downs, and that's a pretty funky area.
I'm looking for mountains but somewhat near a metropolitan area.

You must be in a unique market environment. Around most of the country the speculators are starting to find it tough going as housing prices have appreciated so much over the past few years. In fact speculators have been estimated to represent as much as 30% of the housing stock sold in the US. That is not good news.

In my subdivision of 300 single family homes with prices ranging from 750 to 900 K there are at least a half dozen homes in that price range that have been on the market for many months (one as long as a year) without any takers.

I do a lot of lending and have a lot of property moving in Elizabethtown.
Not too far from Louisville. you might check out the MLS
Although a Cubs fan could get a little bored.
